- Ensuring the gross lettable area (GLA) of the building is correct.
- Ensuring individual units and vacant spaces within the building are correctly measured and in a lettable condition.
- Actively promoting vacant spaces in the market place.
- Ensuring ideal tenant mix is adhered to.
- The regular inspection of individual units (premises) within the portfolio in order to become familiar with same and ensuring that units remain in a lettable condition within the constraints provided by the company’s directors or clients.
- To remain actively engaged in the market place and to be aware of and to establish the market conditions pertaining to each unit.
- The marketing of vacant premises in accordance with the parameters defined by clients.
- The negotiation of leases with prospective tenants and associated liaison with shareholders and the ultimate conclusion of lease agreements in accordance with client requirements.
- The drawing of leases and associated documentation.
- Ensuring that the liaison between contractors and suppliers in order to meet the requirements of tenant installation agreements occurs.
- Ensuring that documentation is correctly signed by the parties.
- Ensuring that the contents of the concluded lease agreement are correctly captured onto the property management computer system.
- Ensuring that the correct commission charges are levied, where necessary, and collected from the client.
- The negotiation of cancellation, assignment and other agreements in accordance with client requirements.
- The regular distribution of updated vacancy reports.
- The perusal and authorisation of accounts related to the leasing function.
- Liaison with tenants in order to promote good relationships between client, tenant and managing agent.
- Adherence to the divisional systems manual.
