- Compiling a comprehensive credit profile of all existing and potential tenants and maintaining sound relationships
- Regular contact with tenants to gather pertinent information
- Engaging with tenants at least 8 months before expiration of lease to initiate renewal negotiations
- Ensuring all lease agreements are valid and binding
- Be aware of market rental trends in competing properties and conduct lease negotiations accordingly.
- The regular inspection of individual units (premises) within the portfolio in order to become familiar with same and ensuring that units remain in a lettable condition within the constraint provided by the company’s directors or clients.
- To remain active in the market place and to be aware of and establish the market conditions pertaining to each unit.
- The timeous communication with tenants in order to initiate negotiations in contemplation of the lease renewal.
- The negotiation of renewal agreements with tenants and associated liaison with shareholders and the ultimate conclusion of renewal agreements in accordance with client requirements.
- The drawing of leases and associated documentation.
- The liaison between contractors and suppliers in order to meet the requirements of tenant installation agreements.
- Ensuring that documentation is correctly signed by the parties.
- Ensuring that the contents of the concluded lease agreements are correctly captured onto the Property Management computer system.
- Ensuring that the correct commission charges are levied, where necessary, and collected from the client.
- Adherence to the divisional systems manual.
